1. Introduction
These Terms and Conditions ("Terms") govern your use of the PropyBot service ("Service"), a web-based application that enables users to evaluate, manage, and estimate the value and financing of real estate properties. By registering for or using the Service, you agree to be bound by these Terms.

3. Service Description
The Service provides financial calculators and tools to manage and evaluate property investments, including projected value development, mortgage planning, and cash flow analysis. It includes features for storing user-specific property data and exporting calculations as PDF or Excel files. The platform may use publicly available property data and provide automatic data scraping tools to enhance user workflows.
No financial advice. All calculations, projections, and figures provided by the Service are for informational purposes only. They do not constitute investment, tax, or legal advice. Users are solely responsible for their own investment decisions and should consult qualified professionals before acting on any information.
4. Account Registration and User Responsibilities
Users are required to register an account to use the full functionality of the Service. During registration, users must provide accurate information including a valid email address and billing address. Users are responsible for maintaining the confidentiality of their passwords and for all activity that occurs under their account.
Users may upload documents or images for personal property evaluations. The following are strictly prohibited:
- Reverse engineering of the software
- Automated access or misuse of data scraping tools
- Reselling or sublicensing of the platform or its results
- Uploading content that infringes third-party rights or violates applicable law
- Attempts to disrupt or compromise the security of the Service
5. Subscriptions and Billing
The Service offers the following subscription plans:
- Basic Plan: 3.99 €/month — up to 10 properties, core tracking and lists
- Pro Plan: 9.99 €/month — unlimited properties, full financial analysis (cash-flow projection, amortization schedule, value development)
All prices are gross prices including statutory VAT (currently 19%) where applicable. Plans are billed monthly in advance. Payments are processed exclusively via Stripe (Stripe Payments Europe Ltd., 1 Grand Canal Street Lower, Dublin 2, Ireland). We do not store your credit card or bank details — all payment data is handled directly by Stripe in accordance with PCI-DSS Level 1 standards.
Users may upgrade or downgrade their plan at any time. Upgrades take effect immediately; the price difference is charged pro-rata for the remaining billing period. Downgrades take effect at the start of the next billing period.
Subscriptions may be cancelled at any time. Cancellation takes effect at the end of the current billing period — no notice period applies beyond that. All features remain available until the period ends. No refunds are provided for partial months or unused services, except where required by mandatory law.
Promotion codes may be applied during checkout. Their terms (discount amount, duration, eligibility) are displayed before purchase and cannot be combined unless stated otherwise.
For each billing cycle, we generate an invoice that is sent to the email address on your account and available for download in your account under Profile → Billing. Invoices include the billing address and VAT ID stored in your profile at the time of issue.
6. Trial Period
New users receive a 14-day free trial with full access to all features. No payment information is required during the trial. If no subscription plan is chosen before the trial expires, access to plan-gated features (property creation, analysis) is suspended until a plan is selected. No charges are made during or after the trial unless the user explicitly subscribes to a paid plan via Stripe Checkout.
7. Right of Withdrawal (Consumers)
Consumers within the EU have the right to withdraw from the contract within 14 days without giving any reason. The withdrawal period expires 14 days after the day of contract conclusion. To exercise the right of withdrawal, you must inform us of your decision by an unequivocal statement (e.g. an email to info@propybot.com).
By starting to use the Service immediately upon registration, you expressly consent that we begin performance before the withdrawal period has expired. You acknowledge that you lose your right of withdrawal once the Service has been fully provided.
Payments made via Stripe are refunded to the original payment method. Processing times for refunds depend on the payment provider and may take up to 10 business days.

8. Availability, Maintenance and Support
The Service does not guarantee uninterrupted availability. Maintenance may be scheduled to deploy new versions or fix issues, during which the platform may be temporarily unavailable. Support is available via email at info@propybot.com.
9. Limitation of Liability
We are liable without limitation for damages arising from injury to life, body, or health caused by intent or negligence on our part, and for damages caused by intent or gross negligence.
For damages caused by slight negligence, we are only liable for the breach of essential contractual obligations (cardinal obligations). In such cases, our liability is limited to typical, foreseeable damages. Liability for indirect or consequential damages, in particular for lost profits or financial losses resulting from investment decisions made on the basis of information provided by the Service, is excluded to the extent permitted by law.
10. Termination
By the user: You may cancel your subscription at any time via Profile → Billing or by contacting us at info@propybot.com. The cancellation takes effect at the end of the current billing period. Your data remains accessible until that date and is retained for 30 days afterward, during which you may reactivate. After 30 days, account data is deleted permanently in accordance with our Privacy Policy.
By us: We reserve the right to suspend or terminate any user account for violations of these Terms, non-payment (after reasonable notice), or if required by law.
11. Data Privacy and Security
Our Privacy Policy outlines how we collect, use, and protect your personal data. The platform is compliant with the GDPR. We use technically necessary cookies and, with your consent, Google Analytics to improve our services.
12. Intellectual Property
All content, software, and trademarks of the Service are owned by Acheros or its licensors and are protected by applicable copyright and trademark laws. The data, lists, notes, and files you create remain your property.
13. Governing Law and Jurisdiction
These Terms are governed by the laws of the Federal Republic of Germany, excluding the UN Convention on Contracts for the International Sale of Goods. For consumers, the choice of law only applies to the extent that mandatory consumer protection provisions of the consumer's country of residence are not affected.
For business customers, the exclusive place of jurisdiction for all disputes arising from the contractual relationship is the location of our registered office.
14. EU Online Dispute Resolution
The European Commission provides a platform for online dispute resolution (ODR): https://ec.europa.eu/consumers/odr/. We are not willing or obliged to participate in dispute resolution proceedings before a consumer arbitration board.
15. Severability
Should individual provisions of these Terms be or become invalid, the validity of the remaining provisions shall not be affected. The invalid provision shall be replaced by a valid provision that comes closest to the economic intent of the original.
16. Changes to the Terms
We reserve the right to change these Terms at any time. Users will be notified of any significant updates via email or via an announcement within the platform at least 30 days before they take effect. Continued use of the Service after the effective date constitutes acceptance.
